Avalon

Avalon is a prestigious neighborhood located off McEwen Road. It’s a master-planned community that’s subdivided into five sections:

  • Meade of Avalon

Each section contains upscale luxury homes, but over 300 acres of the community are kept as natural green space. Avalon’s proximity to CoolSprings makes it a highly desirable place to live.

LaurelBrooke

Only 12 miles from Nashville and nestled in the heart of central Tennessee’s equestrian region, LaurelBrooke is one of Franklin’s most scenic gated communities.

Consisting of five distinctly different neighborhoods that radiate their own charm, LaurelBrooke is part of the Williamson County Public School District, an educational system that ranks first in all of Tennessee.

Amenities in LaurelBrooke include 24-hour-a-day, 7-day-per-week security. The community also has a swimming pool, a 6,000 square-foot clubhouse, and basketball and tennis courts. The community’s fishing lakes are fully stocked, and picturesque walking trails wind through and around the neighborhood.

Ashton Park

This close-knit, gated community is on the east side of Franklin. It’s less than a mile to restaurants and all the amenities CoolSprings has to offer. Featuring custom-built homes, front-porch cottages and townhomes, Ashton Park is a vibrant community that was completed in 2009.

Ashton park features tree-lined walking paths and immaculate green spaces. The homes in this exclusive community have stone and brick exteriors accented by lavish landscape features.

The Governors Club

Luxury country club living on the Governors Club’s 18-hole Arnold Palmer championship course makes this gated community an extremely special place to live. There are 438 home sites in the neighborhood, and the entire community sprawls over 600 acres.

Franklin, Tennessee is a great place to live – there’s always something to do or see. It’s good to know that in addition to being a friendly, charming Southern town, it’s also leading the way in medical technology with the award-winning Williamson Medical Center.

About the Williamson Medical Center

The Williamson Medical Center is the largest hospital complex in the county. The hospital provides a huge range of services for residents of Williamson County and neighboring counties. In addition to a fast-paced emergency department, the WMC offers everything from cancer care and cardiac services to obstetrics and a neonatal intensive care unit.

The Monroe Carell Jr. Children’s Hospital Vanderbilt is opening July 1, which will contain 12 inpatient beds and four observation beds – and it will prevent parents from having to make the 20-mile trek to Nashville for inpatient children’s treatments.

The Williamson Medical Center has a partnership with Vanderbilt Health; together, they manage several walk-in clinics throughout the county:

What kind of home is right for you, though? Would you be better off in a condominium or a single-family residence?

Here’s what you need to know in order to make the right decision.

Differences in Ownership: Condos vs. Single-Family Homes

Aside from the obvious differences between condos and detached, single-family residences, the parts of your home that you actually own will vary.

Owning a Condominium in Franklin

Single-Family Homes in Franklin - Gennifer Mallard's Franklin Real Estate ListingsA condominium allows you to own the interior of your home and a share of the entire complex. That includes the driveways, the outdoor landscaping and the amenities, as well. You’ll have to pay monthly dues to the homeowners’ association, or HOA, which goes toward area maintenance (including maintenance of the outside of your building and common areas, such as hallways, elevators and stairwells inside your building), as well as expenses the condominium complex incurs.

You’ll have to abide by bylaws or covenants, conditions and restrictions if you’re living in a condominium. The rules may limit the number and size of pets, what kind of furniture you’ll put on your patio and a variety of other things.

Owning a Single-Family Residence in Franklin

In a single-family home, you own the entire structure and the property around it. You’re responsible for all upkeep and maintenance, and in some cases, you still have to belong to a homeowners’ association. The HOA won’t be responsible for outdoor maintenance, except in common areas, and you’ll still be subject to the bylaws or CC&Rs. Not all neighborhoods in this area have homeowners’ associations; we’ll be glad to point out where HOA dues are listed on Franklin real estate listings.

The Halfway Point: Townhomes in Franklin

Townhomes or “attached homes” are halfway between a condominium and a detached home. You own the interior and exterior, and you may own the yard. However, you’ll probably still be part of a homeowners’ association that holds you to certain standards. The HOA will likely pay to maintain common areas, streets and neighborhood amenities, as well.

Should Couples Apply for Home Financing Together?

Should Couples Apply for Home Financing Together in Middle Tennessee - Middle Tennessee Real Estate ListingsMost of us need to apply for financing when we purchase homes. Unless you’re one of the fortunate few who can buy a house with what’s in your bank account today, you will, too. Some people, including married couples, are better off applying for financing in just one name.

In some cases, it’s a clear-cut decision. One partner has lower-than-average or bad credit, while the other has a great score and enough income to satisfy the lender.

Other times, though, it’s not so cut-and-dry.

Should Couples Apply for Home Financing Together?

When you’re trying to determine who should apply for home financing, you need to know that lenders generally consider:

  • The lowest “middle” credit score between you. Let’s say the three credit bureaus report an 800, an 810 and an 820 for you; they report a 650, a 660 and a 670 for your partner. The lender is going to use the lower of the two “middle” credit scores, which is 660, when they determine whether you qualify.
  • Your combined debt-to-income ratio. While it often makes sense to use your partner’s income to lower your own debt-to-income ratio, remember that lenders will also consider his or her debts. Even though your partner may contribute quite a bit to the total income you’re reporting to the lender, if he or she has a high debt-to-income ratio, you might be better off flying solo.

Other things that you need to consider include the interest rates lenders are willing to give you and whether you and your spouse will have equal rights to the property under Tennessee law.

What Lenders Want to See

When lenders evaluate your creditworthiness, what they’re really looking for is an answer to their biggest question: Will this person repay the loan?

Generally, your monthly mortgage payment (including the principal, interest, taxes and insurance) shouldn’t be higher than 28 percent of your gross monthly income. The easiest way to figure out your housing expense ratio is to multiply your monthly salary by 0.28. You can also multiply your annual salary by 0.28 and divide it by 12 to figure out how high your payments can be if you’re approved for a mortgage.

For some people, the best choice is a joint mortgage application. Because everyone’s situation is unique, it’s important that you take a good, hard look at your financial situation and be honest with yourselves about applying for a home loan.
